INTRODUCTION

ROSE VISTA MANGEMENT SERVICES SDN BHD (ROSE VISTA) RVMS is locally owned and was established in year 2000 with a group of professional teams offering property management services. At present, we manage multiple unit developments be they apartment blocks, condominiums or commercial properties. We have an expert team of specialist Property Managers, managing new and old development, varying in size from a few units to a thousand units.

We are constantly subscribing to, attending seminars, associations, and professional publications to stay up-to-date with the ever-changing legislation, liabilities, rules and regulations pertaining to property owners’ and tenants’ rights.

Our services include building maintenance, operating and capital budgeting, property & accounting and strata tittles related matter. We are flexible enough to adopt and operate with an “ownership mentality”, while keeping sight of the fact that we are, in essence, a service organization. We make a commitment to provide quality service and deliver this service on a consistent basis.

It is the objective of this firm to provide total solutions to all property consultancy needs in a professional and reliable manner. We strive to create efficient and innovative methods to handle the more sophisticated requirements of today’s and tomorrow’s market and look forward to the opportunity to work with you and achieve success on this exercise.

The submission sets out our scope of work and basis of property management.

Company background

Registered with Building Management Association of Malaysia and Ministry of Finance Malaysia.

Principally engaged in the business of professional property management and has managed a portfolio of properties throughout Peninsular Malaysia such as:

  • Residential (apartments and condominium)
  • Commercial (shopping complexes and purpose-built offices)

Experience in the business of Property Management in 1999 but its principals have been in professional property management since 1995.


THE MANAGEMENT TEAM

The Management Team of Rose Vista Management Services Sdn Bhd are as follows:-

Mr. Phoobalan T Krishnan
General Manager
Mr. Phoobalan T Krishnan is the General Manger of the Company, who is responsible to oversee the day to day operation of the Company. Mr. Balan graduated with a Bachelor Science in Civil Engineering Honolulu University, Hawaii. Dip. In Plantation Management & Operations. Prior to joining the Company, he worked with Azmi & Co Building Services Sdn. Bhd. & KJ Property Management Services Sdn. Bhd. as Area Manager & Sr. Manager respectively. Before Joining Property management company, he has working experience in various construction company as Asst. Quantity Surveyor and Project Manager all over Peninsular Malaysia. His experience in construction will be an advantage for Property Maintenance and Operations.

 

Ms. Cheong Yan Yoong

is the Legal Administrator of the Company, who is responsible for the legal matter of the Company and matter relating to the authority for the property that managed by the us including the communication with Commissioner of Building, preparing the AGM and EGM for the JMB or MC. She was graduated, with a Bachelor of Laws (Hons) degree from University of London. Prior to joining the Company, she worked in Tee IP Sdn Bhd as legal executive. At Tee IP, she involved in the matter relating to intellectual property from application to registration. Before joining Tee Ip, she worked in Messrs Loi & Co and involved mainly in conveyance works for about 2 years.

 

Mr. Leon Lee Khai Cheong

is the account manager of the Company. He is responsible for the finance and account matters of the property we manage. He complete his London Chamber of Commerce & Industry (LCCI) in 1981.Prior to joining the Company, he had been working in private and public listed company from 1996 till 2009 before joining HMH Laraz Sdn Bhd group which involved in property management services. Overall he had exceed 15 years of experience which over accounting, finance, treasury, tax and corporate exercise in property development, management services, investment holding, cleaning services, entertainment, leisure, etc.

 

Mr Jason Chong
-
is the asset manager of the Company and is responsible for the management of the property we manage. He is an Associate of the Institute of Charted Secretaries and Administrators and started his working career as a government accounting officer for 10 years. Thereafter he ventures into the private sector. He took up the challenge in property management more than 8 years ago. Prior of joining the company, he worked with KJ Property management and Henry Butcher Property Management. Some of the previous projects management by him was Ixora Apartmentat Kuala Lumpur, Diamond Residence at Setapak, Paradesa Rustika at Sri Damansara, Saujana Condominium at Bukit Maluriand Impian Widuri at Desa Petaling. He has been work closely with the Joint Managemnt Body (JMB) and Management Corporation (MC) committee member.

 

Mr. Loh Ah Kow
-
is a competence wireman with a Perakuan Kekompetenan Sebagai Pendawai and obtain it certificate on 1996. He had more than 36 years working experience. Prior to joining the Company, he was attached to Wing Hoi Electric Engineering as a wireman for more than 15 years. He then worked for Hotel Grand Continental as maintenance technician for another 19 years before joining the Company. Currently, Loh Ah Kow is holding the position as a Senior Technician, a post that he had hold since Sept 2006.
