INTRODUCTION

ROSE VISTA PROPERTY MANGEMENT SDN BHD (Registration No. 199901014514 (Company No. 489414-V)) [Rose Vista] was established in year 2000 by a group of professional teams offering property management services.

At the present, we manage multiple unit developments comprising of apartment, condominiums, commercial properties as well as mixed developments. Our team is made up of Property Managers, accounts specialist, administrative personnel and maintenance personnel, among others.

We manage both new and old developments which varies in size from a few to thousands units.

We are flexible enough to adopt and operate with an “ownership mentality”, while keeping sight of the fact that we are, in essence, a service organization. We make a commitment to provide quality service and deliver this service on a consistent basis.

It is the objective of us to provide total solutions to all property consultancy needs in a professional and reliable manner. We strive to create efficient and innovative methods to handle the more sophisticated requirements of today’s and tomorrow’s market and look forward to the opportunity to work with you and achieve success on this exercise.

Company background

Registered with The Board of Valuers, Appraisers, Estate Agents and Property Managers (LPPEH), the Building Management Association of Malaysia (BMAM) and the Ministry of Finance Malaysia.

Principally engaged in the business of professional property management and has managed a portfolio of properties throughout Peninsular Malaysia which comprise of residential (apartments, condominium and stratified landed properties), commercial (shopping complexes and offices) and also mixed developments.

Experienced in the business of Property Management since year 1999 while its principal has been involved in the industry of professional property management since year 1995.


THE MANAGEMENT TEAM

The Management Team of Rose Vista Management Services Sdn Bhd are as follows:-

JOHN LIM
-

Mr. John Lim is the General Manager of Rose Vista who is tasked with managing property maintenance operations, and assisting the Director in all aspects. He has many years of experience in property management, property development and the construction industry. He holds various positions in finance, accounting, auditing and even operations. He has been involved in property reporting, dealt with relevant laws, attended meetings with JMB / MC and made decisions on property management matters. Mr. John Lim is a graduate of TARC and an ACCA Associate Member.

 

SHASHI DEVARAJ
-

Mr Shashi Devaraj is the Asset Manager at Rose Vista. His primary function is to assist in all aspects of administrative, financial, capital and operations of the assigned portfolios. Currently he is overseeing all properties managed.

Mr Shashi has more than 7 years’ experience in the property management industry. He started his career in the United Kingdom as a property manager prior to joining KJ Property Management Sdn Bhd back in Malaysia. His years in the field has brought along vast experience in running and managing businesses across a broad range of industry as he has a detailed understanding of the business, political and regulatory landscape.

He is constantly building organization culture for sustainability and breakthrough growth by identifying and implementing the business strategy and building positive networks with all parties.

Mr Shashi holds a Bachelor degree in Business Administration from the Malaysian Institute of Management and a Diploma in Hospitality & Tourism from Reliance College.

 

TAN ENG GUAN
-

Mr Tan Eng Guan is the Asset Manager of Rose Vista who is responsible to ensure the key aspects of property management in terms of financial management, administrative, legislations compliance, maintenance at the least cost basis to maximise the owners’ property value.

He held various senior finance positions in several countries ranging from China, Hong Kong and Malaysia, prior to assuming the current portfolio. With his in-depth knowledge in property accounting, strata property legislations and his hands-on expertise in property management, Mr Tan has implemented improved processes within the company.

Mr Tan being part of the joint management committee himself, has also actively assisted in the maintenance cost reduction as well as contributed in the financial strength by implementing the debts collection SOP.

Mr Tan graduated with a MBA from Victoria University, Melbourne, Australia and is a member of Malaysian Institute of Accountants.

 

CHEONG HOI SENG
-

Mr Cheong Hoi Seng heads the financial department of Rose Vista and is overseeing the finance and accounts matters of the portfolios. He is responsible to monitor the accounting systems and the preparation of the maintenance accounts, financial reports, operating and capital expenses budgeting.

Prior to joining Rose Vista, he has been working with both private and public listed companies and has extensive years of experience in various fields ranging from accounting, finance, manufacturing, trading, construction, forex and tax.

Mr Cheong graduated with a LCCI Diploma in Accounting from TAR College and has also completed the 2nd stage of ACCA.

 

AARON HERRERA

Mr Aaron Herrera joined Rose Vista as the Building Manager. Prior to this, he was a building executive with Hartamas Asset Management Sdn Bhd in year 2013 and leaving as a building manager.

He has extensive experience within the property management industry and is experienced of liaising with JMB and MC. He is responsible for the coordination and management of the general building security, safety, maintenance and administrative at the property site.

With his hands-on expertise in the property management, Mr Aaron is overseeing the day-to-day activities in the site, supervising the performance of the service providers and staff in the scopes of cleaning, security, waste disposal, repair of facilities and collection, among others.

 

CHAI MENG FONG

Mr Chai Meng Fong joined Rose Vista as the Building/ Complex Manager in year 2012, mainly managing commercial properties. Prior to this, he was employed by Crimson Permai Sdn Bhd to take charge of the management of commercial buildings. Before venturing into property management, he was the senior chargeman cum M&E supervisor in a reputable hotel.

He has more than 25 years of experience in the property management industry specifically management of commercial properties. He has proven track record of generation of revenue for the buildings by scouting of prospective tenants as well as minimization of the overall operation cost.

Mr Chai holds a professional qualification in Electrical Engineering with BO Chargeman certificate. He is a competent chargeman with strong knowledge in maintaining M&E system for commercial buildings.

 

YAP SZE YOKE
-

Ms Yap Sze Yoke joined Rose Vista as a Building/ Complex Manager in year 2012 managing commercial properties. She started her employment as complex executive with Crimson Permai Sdn Bhd in year 2000.

She has more than 20 years of experience in the management of commercial properties particularly in the aspect of administration, credit control and general building management. She is experienced in representing the owners/ JMB/ MC in cases relating to collection of outstanding at the Strata Tribunal.

Ms Yap holds an Accounting certificate from Cyma College.
